can a subchondral cyst be cancerous

i have a subchondral cyst on my right ankle measuring 7.9mm x 6.4mm x13mm and i'm scheduled to go see a orthopedic specialist on monday. i 'm wondering if i'm going to need surgery. there is also some avascular nucrosis.
